Application Deadline:&nbsp;December 5th, 2025 __________________________________________________________________________________ Reporting Relationships Reports to: Director of Plant Operations and Maintenance Supervision Exercised: Functional supervision may be exercised over 1-3 non-exempt support staff and or student workers. &nbsp; Job Summary To maintain and repair buildings, contents, mechanical and/or electrical equipment and systems. &nbsp; Essential Duties and Responsibilities include the following. Related duties may be assigned. • Maintain and repair buildings, contents, mechanical and/or electrical equipment and systems. • Perform work such as carpentry, plumbing, painting, door hardware, electrical and masonry work. • Assist in building, remodeling, and repair work. • Perform emergency repairs and maintenance. • Install and reconfigure modular office furniture systems. • Perform preventive maintenance as scheduled. • Required to assist with snow removal which can be early morning starts, extended hours, weekend and Holiday duty. • Required to report to work in a timely manner (within 60 minutes) when called to assist in snow removal. • Have knowledge of commonly used concepts and follow policies, procedures, and safety measures. • Recommend purchase of materials, supplies, and equipment. • Assist in building and site preparation for college and special events. • Move and lift heavy objects and loads. • Required on-call weekends for emergencies based on rotation list. • Regular attendance is expected. • Using tact and courtesy, the ability to establish and maintain effective relationships with persons contacted in the course of work. Related Duties • Assist in the maintenance of grounds and vehicles. • Assist year round in the maintenance and planting of lawn areas, flower beds, weeding, mowing, mulching, pruning and tree trimming as needed. • Perform maintenance and miscellaneous duties as assigned. Physical Abilities · Visual ability to read handwritten or typed documents, instructions, the display screen of various equipment and machines, and blue prints and schematics. · Able to conduct verbal conversation. Able to hear normal range verbal conversation (approximately 60 decibels). · Able to sit, stand, stoop, kneel, bend, and walk. · Able to climb slopes, stairs steps ladders. · Able to push and/or pull a variety of tools, equipment and objects weighing up to 40 pounds. Able to lift up to 40 pounds frequently, and 60 pounds occasionally. · Able to sustain strenuous manual labor for 10 hours, with 3 breaks. · Able to exhibit full range of motion for shoulder external rotation an internal rotation. Able to exhibit full range of motion for shoulder abduction and adduction. Able to exhibit full range of motion for elbow flexion and extension. Able to exhibit full range of motion for shoulder extension and flexion. Able to exhibit full range of motion for back lateral flexion. Able to exhibit full range of motion for hip flexion and extension. Able to exhibit full range of motion for knee flexion. · Able to use respirators, for personal protection, up to: 2 hours per day, strenuous physical effort, 3 hours per day, moderate physical effort, 6 hours per day, light physical effort. · Able to work at various elevated heights in ladders, scaffolding, rigging and roofs in a safe and effective manner. Able to work in restricted spaces in a safe and effective manner. · Able to work with a variety of chemical agents in a safe and effective manner without allergic reaction. · Able to demonstrate manual dexterity necessary to perform fine maintenance procedures and operate both manual and power hand tools in a safe and effective manner. · Able to operate a variety of powered industrial vehicle equipment, and tools associated with building repair, maintenance, preventative maintenance and construction in a safe and effective manner. · Able to operate a variety of maintenance motor vehicles in a safe and effective manner. &nbsp; &nbsp; Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Five years of experience in construction and/or building maintenance is necessary. Must possess expertise in building construction with good working knowledge of maintenance techniques. Basic understanding of plumbing, electrical, and mechanical desired with strong troubleshooting skills. Valid driver’s license is necessary. The following list represents the type of items that should be monitored: &nbsp; 1. any defects or deficiencies in machines, tools, and equipment; 2. the existence of any pot holes in the parking lots or in the asphalt walkways; 3. any problems with stairs, carpets, and tiles; 4. any ice or debris on walk areas; 5. any unsafe or broken chairs or furniture; 6. any damage to safety signs or devices; 7. any burnt out, broken or not turned on lighting; and 8. any activities by students, staff, or faculty which might cause damage to property or persons (leaving doors unlocked, speeding on campus, etc.)
